Some people refer to the experience of building a new home as not being for the faint hearted! However, others say it’s the only way to go! So, why is it that two people going through a similar process can have totally different experiences and outcomes?
Simply put, the key to a positive experience is choosing the right builder for the job. Here is a brief check-list to help guide you through the selection process.
Define your needs
Visit home display villages and builder’s open homes, observing the quality, workmanship, and inclusions featured. Browse builder’s websites, home magazines, and glean ideas from family and friends. Then, create a portfolio for your new home, including external and internal features and floor plans that suit your needs and budget.
Now that you have a good idea of the type of home and quality you are looking for, make a short list of prospective builders who meet your criteria, ideally narrowing it down to two or three.
This is a critical step in the process – ask prospective builders to provide references and phone numbers of past clients. Ask these referees questions such as; would you build another home with this builder, would you recommend them, and did they finish on time and on budget?
Verify the builder’s licence status, and file comments. Note: A builder is only licensed within the state in which the licence is issued

Check builder’s insurance details, ensuring that the project and those onsite are covered during the build process.
Warranty & Post Completion Service
A major advantage of building a new home is your home and most inclusions are brand-new and under warranty. However, it is imperative you fully understand the builder’s defects and structural warranty conditions.
Fundamental to a successful custom build is having confidence that your builder has clearly interpreted what you are trying to achieve in relation to building your home, and it is critical that this level of trust is established from the outset.
At JPM Building and Design, our priority is to ensure the experience is simple and enjoyable; resulting in a quality custom built home that exceeds your expectations!
